Pacific Coast Commercial Represents Buyer in $11.35 Million Acquisition of Prime Oceanside Development Site

Pacific Coast Commercial is pleased to announce the successful closing of a high-profile land acquisition located at 815-901 N Coast Hwy, Oceanside, CA 92054. The transaction closed on January 16, 2026, with a final purchase price of $11,350,000.
The property, a 1.74-acre site positioned along the historic Highway 101, was acquired by Mill Creek Residential for the development of "The Neptune Modera". This future eight-story mixed-use project is set to transform the corridor, replacing the former Motel 6 and Mira Mar Restaurant. The approved development will feature a 359-unit apartment complex and a 62-room hotel, along with 10,000 square feet of common open space, a rooftop pool deck, and a subterranean parking garage.
The buyer, Mill Creek Residential, was represented by Mack Langston of Pacific Coast Commercial. The seller, SNS Hotels LLC, was unrepresented in the transaction. Escrow and Title services were provided by Fidelity.
