EL CAJON, CA – Pacific Coast Commercial is pleased to announce the successful closing of Pioneer Business Park, a premier multi-tenant industrial facility located at 1050 Pioneer Way, El Cajon, CA 92020. The landmark transaction closed on February 27, 2026, for a purchase price of $10,000,000.
The property, a ±45,276-square-foot concrete tilt-up structure situated on 2.56 acres, was acquired by Paradise Properties of East County, LLC from the Brown Trust in an all-cash deal. This sale marks a significant milestone for the region, as it is the first time the asset has changed hands since it was constructed in 1979 by the late Richard "Dick" Brown—former Mayor of El Cajon and San Diego County Supervisor—and his wife, Dorothy.
Strategically positioned within El Cajon’s thriving industrial corridor, the park is home to 14 small businesses, many of which have operated at this location for over 20 years. The property is zoned "M" (Manufacturing), reflecting its core utility in the heart of the East County industrial market.
