A two-building office complex on Carroll Canyon Road has been demolished to make room for The Hub, a $100 million housing and retail development from Sudberry Properties.
The 9.5-acre parcel just east of Interstate 15 on Carroll Canyon Road is an active construction site, as local developer Sudberry Properties is already at work building a mixed-use project with 260 luxury apartments and nearly 11,000 square feet of retail.
Called The Hub, the mostly residential project at 9850 Carroll Canyon Road is designed as an amenity-rich destination for future residents and neighboring workers, with small stores and restaurants separating the homes from the main road. When the first phase of the project opens late 2020, The Hub will introduce high-end one-, two- and three-bedroom units — spread across five, mid-rise buildings — to the industrial portion of Scripps Ranch adjacent to the freeway.
The $100 million project replaces a two-building business park once home to a Pacific Southwest Airlines call center and is the final iteration of Sudberry’s plans for the site. The firm first drew up plans for an FBI office building, and later wanted to use the parcel for a large retail development anchored by a Walmart-like tenant. Sudberry lost a bid to build the FBI complex and then, years later, walked away from the retail concept after push-back from community members around traffic concerns, said Marco Sessa, an executive also responsible for the real estate development firm’s expansive Civita project in Mission Valley.
The Hub became a reality last year when the city of San Diego certified the developer’s environmental impact report and rezoned the property to allow for multifamily housing through a community plan amendment. Sudberry, which purchased the land from Horizon Christian Fellowship in 2014, started demolition work in July.
“For us, it’s been a project that’s been almost a decade in the making, and it’s nice to see it under construction,” Sessa said.
The project’s residential component will feature an upscale pool area with fire pits and grills, a clubhouse and a connected 2,053 square-foot gym, all meant to attract prospective tenants who can afford around $1,800 per month for the smaller units. No subsidized units are being offered.
The developer is also paying special attention to interior appliances, which should resemble the quality of appliances used in custom homes, Sessa said. And Sudberry hopes to block out highway noise with a new wall, units buffered by parking and sound-reducing windows.
As for the retail portion, the developer expects to divide up the limited square footage between four retail spaces. The firm is in negotiations with two parties and declined to provide additional details. However, a marketing brochure shows a proposed Starbucks at the south east corner of the development.
In addition to The Hub, Sudberry’s Scripps Ranch interests extend a few miles to the north. The firm is currently building The Watermark, a 900,000-square-foot office, retail and hotel complex on a 35-acre site bounded by Interstate 15 and Scripps Poway Parkway. Dining and entertainment tenants include Cucina Enoteca, The Lot Luxury Cinemas and Shake Shack.
