Port of San Diego approves lease for RV park on Chula Vista bayfront

The Port of San Diego recently approved the first lease for the Chula Vista bayfront project.

Port commissioners granted Sun Chula Vista Bayfront RV, LLC — a subsidiary of Sun Communities, Inc. — a 66-year lease for the Costa Vista RV Resort. The RV park is slated to break ground next month.

“This is a tremendous occasion,” commissioner Ann Moore, who represents Chula Vista, said in a statement. “Sun’s Costa Vista RV Resort will be an amazing amenity on its own and will be the first in a series of development projects that the South Bay community has wanted for decades. What is now a largely vacant and underutilized industrial landscape will soon be a thriving recreational, residential and resort destination on the Chula Vista Bayfront.”

The Port’s board approved the lease Aug. 13. Under lease terms, developers will invest at least $55 million in on- and off-site improvements. The Port will receive a share of gross revenues, including from the rental of RV stalls and the sale of food and beverages. Sun will begin to pay rent in five years, at $300,000 a year, with adjustments in future years.

“Sun Communities is absolutely thrilled to finally begin construction on what will be one of the finest RV resorts in North America, and we are so proud to be the first venture into the Chula Vista Bayfront which so many have worked so hard to bring to fruition,” said John Mclaren, president and chief executive officer of Sun Communities.

The company owns and operates more than 100 RV resorts across the U.S. and in Ontario.

Plans for the resort, which will be at E Street and Bay Boulevard near the Living Coast Discovery Center, include:

  • 246 spaces, with a mix of stalls for traditional RVs and so-called park models — cabin-like units that will be available for rent;

  • Aquatic features, including a children’s pool, family pool and Jacuzzi;A spa/salon, sauna and gym;An arcade and game room;

  • A covered picnic area with outdoor grills;

  • A restaurantA multipurpose room;

  • A children’s rock climbing and playground area, bocce ball courts and horseshoe pits; and

  • A welcome center, with restrooms, showers and laundry facilities.

Plans for off-site improvements, which the Port’s board also approved on Aug. 13, include:

  • The extension of E Street

  • A new road: F Street

  • The realignment of Gunpowder Point Drive to continue to provide access to the Living Coast Discovery Center; and

  • Grading on adjacent sites.

  • Construction of the RV park is expected to last a year.

Costa Vista RV Resort is the first major project under larger plans to develop Chula Vista’s 535-acre waterfront into a landmark destination. Other projects include a billion-dollar resort hotel and convention center.
